Eleven new sites for private residential projects have been released under the government land sales (GLS) programme in Singapore, featuring prime plots in Newton, Bukit Timah, and Tanjong Rhu.
Ten of the sites unveiled are on the confirmed list for the GLS programme for the second half of 2025, while the remaining site in Cross Street in the Central Business District (CBD) is on the reserve list for long-stay serviced apartment use.
Market experts anticipate high demand for the Newton and Tanjong Rhu sites, as these are the first state land plots in these areas to be available for sale in almost thirty years.
The Newton site along Bukit Timah Road is expected to be fiercely contested and can accommodate 340 units. It was previously designated for transitional office use to address office space shortages. The site is set to launch in August and is conveniently located near Newton MRT station.
On the other hand, the Tanjong Rhu site, capable of housing around 525 units, is expected to be open for tender in November. Situated near the Singapore Swimming Club and Katong Park MRT station, this site presents a rare opportunity for developers to cater to the city fringe market.
Developers will also have the chance to bid for a site along Dunearn Road in the Turf City housing estate, expected to launch in December. This site can accommodate 335 private residential units and retail space, offering proximity to Sixth Avenue MRT station and various schools.
Another notable site along Dover Road, set to launch in November, is expected to yield 625 units. Located near one-north and the Singapore Science Park, this site aims to address housing shortages in the area and bring residents closer to key employment hubs.
Competition is expected to be strong for the Bedok Rise site, with limited unsold stock in the area amidst healthy demand for mass-market homes. This site is the last development site around Tanah Merah MRT station.
In addition to these residential sites, two executive condominium (EC) sites are also available for sale, reflecting the robust demand for EC projects in recent years. The Woodlands Drive 17 site can be developed into 560 units, while the Miltonia Close site can yield around 430 units.
Overall, the release of these new housing sites provides developers with opportunities to cater to various segments of the market and address housing shortages in key areas of Singapore.
